Surveys & valuations

The right survey, not the biggest one.

Eight ways I can help, from a full building survey to a single wet wall. If you are not sure which one you need, ring us and describe the house.

Which one do I need?

Most people are choosing between two.

A Level 2 suits the majority of houses. A Level 3 is for older, altered or visibly troubled property, and for anyone who wants to know the cause of a problem rather than just that it exists. If you are unsure, describe the house to me and I will tell you honestly — including when the cheaper one is the right one.

More thorough

RICS Level 3 Building Survey

On enquiry

For period, extended, unusual or visibly troubled property — and for buyers planning significant work.

  • Everything in a Level 2, plus the cause of each defect
  • What happens if you leave it, and what it takes to put right
  • Drone inspection of roof, chimneys and gutters as standard
  • Repair priorities you can take to a builder
Level 3 in detail

A survey is not a valuation. A survey tells you about the condition of the building. A valuation tells you what it is worth. They are different pieces of work and you may need one, the other, or both — ask and I will tell you which.

Not sure which of these you need?

Describe the house and I’ll point you at the right one, including when the cheaper one will do.
